Basement floor coating & sealing
Basement slabs that have to handle vapour drive and coastal humidity without lifting.
What basement floors actually is.
A coating system chosen after the slab has been tested, not before. On the Seacoast the housing stock is old, most basement slabs were poured without a vapour barrier, and moisture drives up through them all year. That reading decides the system — which is why every basement job starts with a test rather than a colour chart.
Where we are the right call
- Finished and semi-finished basements in older coastal housing stock
- Slabs with measurable vapour drive but no active water ingress
- Utility and storage basements that need to be cleanable
Where we will tell you something else
- Basements with active water ingress — that is a drainage job first
- Slabs whose moisture source has not been found
- Floors where a dehumidifier is doing the work a French drain should
What it is rated for.
| Moisture testing | Calcium chloride or in-situ relative humidity testing before anything is specified |
|---|---|
| Build thickness | 20–30 mils, over a vapour barrier primer where readings require one |
| Surface preparation | Diamond grinding to CSP 2–3 |
| Return to service | Foot traffic 10–14 hrs · full use 24–48 hrs |
| Slip resistance | Flake or aggregate texture where the floor may be damp underfoot |
| Warranty | Written workmanship warranty, terms by system |
Four stages, and you know when you get the space back.
Site assessment
We walk the building, test the slab for moisture and dew point, review chemical exposure and agree the shutdown window. You get a written scope, not a number on a card.
On site, no obligationPreparation
Diamond grinding or shot blasting to profile, crack and joint repair, and HEPA extraction so the rest of the building stays open.
Dust contained · CSP 2–3Installation
Base coat, broadcast and topcoat, phased by bay or zone. Overnight and weekend work where production cannot stop.
Phased by zoneReturn to service
Foot traffic the following morning, vehicles and racking the day after. Cold slabs cure slower and we tell you the real number.

What people ask about this system.
My basement gets damp. Can you still coat it?
Why does the slab need testing?
How much of my building has to stop?
How quickly can we use the floor again?
Do you work nights, weekends and shutdowns?
Can you install in winter?
The last coating failed. Why would this be different?
What does a site assessment involve?
Let us come and measure it.
We look at the slab, test it for moisture, and give you a real figure for your floor rather than a price per square foot over the phone. No obligation.
