What actually goes wrong

Warehouse floors rarely fail from the top down.

Joints break down under wheel impact and start spalling outwards. Forklift tyres pick up a coating that was never mechanically bonded. Moisture drives up through a slab that was poured on grade without a vapour barrier and lifts whole sheets of product off. And in this climate, road salt tracked in from the yard does the rest.

None of that is solved by a better topcoat. It is solved by diagnosing the slab first, repairing the joints properly, and specifying a system with enough build to survive the traffic that building actually sees.

Where we will tell you something else

  • Slabs with active structural movement — that is concrete work first
  • Food and beverage production, which needs urethane cement, not epoxy
  • Untested slabs with obvious moisture ingress until the source is found
  • Areas where polished concrete would serve better and cost less to maintain
  • Jobs where the available window genuinely will not allow a proper cure

Every commercial proposal we issue includes a phasing plan and the hours each zone is out of service. If we cannot make the window work, we will tell you at the walk-through rather than halfway through the install.

Common questions

What facility managers ask us first.

How long will the area be out of service?
Foot traffic returns roughly 10 to 14 hours after the final coat, and forklifts, racking and vehicles after 24 to 48 hours at 70°F. On a cold slab it takes longer, and we give you the real figure for your building rather than the one on the data sheet. Because we phase the work by zone, the whole facility is never down at once.
Can you work nights, weekends or a shutdown week?
Yes, and for most industrial jobs that is how we prefer to run it. Off-shift work is normal scheduling for us, not an exception we charge extra to accommodate. Holiday and summer shutdowns are the easiest windows of all — if you have one coming, it is worth walking the building well before it.
The last coating peeled. Why would this be different?
Nearly every failure we are called to replace comes down to one of three things: the slab was acid etched or not prepared at all, nobody tested it for moisture, or the joints were coated over instead of being repaired. We shot blast or diamond grind to a measured profile, we test and record moisture and dew point before anything goes down, and we treat joints as a separate detail. If the slab has a moisture problem we will find it at the assessment, not after the install.
Do you handle line marking and safety demarcation?
Yes — aisle, pedestrian and hazard marking is applied within the coating system rather than taped or painted over the top of it, so it does not lift under wheel traffic. We can work from your existing layout or from a fresh plan.
We handle food products. Is this the right page?
Probably not. Food and beverage production floors should be urethane cement rather than epoxy — it tolerates hot washdown, thermal shock and caustic cleaning, and it is the system that passes USDA, FDA and HACCP inspection. Call and describe the process and we will tell you which applies.
